How does it work?

Let’s start at the very beginning. You will contact us through this landing page and we will get back to you within 24 hours. If for any reason you do not hear back in this timeframe, please send another message, because there must have been a glitch. We try to respond the very same day, sometimes within the hour. What happens next?

We will email you and ask you a few questions, including the rest of your contact information, how fast you want to sell your house, the home's current condition, whether or not there is a mortgage, and what the balance is. We will also need to know your home's year built and asking price.


You will receive an offer

Once we have a better idea of the home's condition, your timeframe to sell, your desired sales price, and the mortgage status, we will be able to formulate an offer on your home. With our quick and easy home sale process, we buy houses for cash at a discount or closer to full market value on terms.


What do you mean by "terms?"

We specialize in creative real estate financing. This means that we may take over your existing mortgage loan, or we may pay you in monthly installments.


Do I have to do any repairs before you buy my house?

You can leave the repairs to us! We buy houses "as-is."


We will draw up the Agreement. All owners will sign and we will sign. Then we send the Agreement to a local title company or real estate attorney (depending on the state) where the property is located.

Once we've got the Agreement signed, we wait for the closing date.  The attorneys will pull title to see if there are any liens on the property. They will get everything ready for closing day. You may opt to attend closing or not attend closing, as long as we all agree on this ahead of time.

You Might Be Wondering...

Do I have to pay a Realtor commission?

This is a definite no. The fine folks at are home buyers, not Realtors (although Kim was a Realtor at one time.) You can trust our expertise every day to get you from contract to closing!

What if they find a lien on the property?

If there is a lien on the property besides the mortgage, we would love to know about this prior to writing our Purchase and Sale Agreement. So if you know there is a lien other than the mortgage, please let us know before we begin to make an offer. Sometimes there is a lien on a property that owners are unaware of, and we have experience with this and will work to negotiate the lien down, if possible.

If you take over my payments, does the loan stay in my name?

We’re glad you asked! It sure does. When we take over payments, we do not assume the loan, so there is no change to the loan at all. The property gets deeded to us, the loan stays in place, and we make the payments. This is called buying the house "Subject-to" the existing mortgage, and there is a line for it on the HUD-1 statement.
